PL Problemy funkcjonalno-przestrzenne gmin obszarów metropolitalnych wynikają m.in. z dynamicznych procesów migracji ludności. Wiele gmin obszarów metropolitalnych zatraciło swój pierwotny charakter, tereny rolnicze stały się obszarami intensywnych działań deweloperów. Relatywnie niskie ceny gruntów oferowanych na terenach gmin metropolii przyczyniły się w sposób bezpośredni do rozwoju budownictwa mieszkaniowego zarówno wielorodzinnego, jak i jednorodzinnego. Gminy obszarów metropolitalnych, szczególnie strefy I pierścienia, stały się gminami już nie wiejskimi, ale jeszcze nie w pełni miejskimi.
EN Functional-spatial problems of metropolitan area communes stem from, inter alia, dynamic migration processes. Many metropolitan area communes have lost their original character, and agricultural lands have become areas of real-estate developers' activity. Relatively low prices of land in the communes have directly contributed to single- and multi family housing development, migration and city centre deurbanization. Metropolitan area communes, zones of the 1st ring in particular, have ceased to be rural but have not become fully urban yet.
