PL Tematem artykułu są zagadnienia dotyczące działań inwestycyjnych w strefach miejskich objętych ochroną konserwatorską. Autor przedstawia problem ingerencji współczesnych form architektonicznych w historyczne układy małych miast. Konsekwencje wprowadzania nowych obiektów w istniejące struktury urbanistyczne mogą być pozytywne lub negatywne. Mogą przyczynić się do ich uatrakcyjnienia, do poprawy infrastruktury i podniesienia jakości życia mieszkańców. Mogą także powodować chaos i destrukcję tworzonych przez wieki założeń. Przedmiotem szczególnego zainteresowania autora są ośrodki o charakterze turystycznym. To miejsca, w których mamy do czynienia z procesem dynamicznych przeobrażeń związanych z dużą aktywnością inwestycyjną. Przestrzenie miast są uzupełniane obiektami o zróżnicowanej jakości i skali. W ich tkance pojawiają się rozwiązania z jednej strony oryginalne, a z drugiej obce w kontekście lokalnych uwarunkowań. Często są one oderwane od miejscowej tradycji budowlanej i dziedzictwa kulturowego. Kwestie ładu przestrzennego i ciągłości kompozycyjnej, a także względy estetyczne są w wielu przypadkach ignorowane. Klimat miast i ich historyczny charakter nie mają znaczenia. Nie stanowią punktu odniesienia dla projektantów, a tym bardziej dla deweloperów. Liczą się wymierne korzyści finansowe wynikające z maksymalizacji parametrów zabudowy. Tego typu podejście jest niejednokrotnie aprobowane przez lokalne administracje, które walcząc o turystów, przyzwalają na działania przyczyniające się do niszczenia krajobrazu i zaniku tożsamości miejsca. Autor prezentuje własne oświadczenia związane z pracami projektowymi prowadzonymi w przestrzeni małego miasta turystycznego, jakim jest Karpacz. W artykule opisano założenia ideowe dwóch budynków o funkcji turystycznej. Porównano różne warianty koncepcyjne w kontekście zastosowanych rozwiązań formalnych i uwarunkowań konserwatorskich. Podkreślono znaczenie „architektury miejsca” w kreowaniu zrównoważonego środowiska miejskiego.
EN The subject of the article are issues related to investment activities in urban zones under conservation protection. The author presents the problem of the interference of contemporary architectural forms in the historical layout of small towns. The consequences of introducing new facilities into existing urban structures may be positive or negative. They can contribute to making cities more attractive, improving their infrastructure and improving the quality of life of residents. They can also increase chaos and cause the destruction of assumptions created over the centuries. The author is particularly interested in tourist centers. These are places where we are dealing with a process of dynamic transformations related to high investment activity. City spaces are supplemented with objects of various quality and scale. In their tissue, there are original solutions on the one hand and foreign ones in the context of local conditions on the other. They are often detached from the local building tradition and cultural heritage. The issues of spatial order and compositional continuity as well as aesthetic considerations are in many cases ignored. The climate of the cities and their historical character do not matter. They are not a point of reference for designers and even more so for developers. What counts are measurable financial benefits resulting from maximizing the parameters of the development. This type of approach is often approved by local administrations, which fighting for tourists, allow activities that contribute to the destruction of landscape and the loss of the identity of the place. The author presents his own experience related to design works carried out in the space of a small tourist town which is Karpacz. The article describes the ideological assumptions of two buildings with a tourist function. Different conceptual variants were compared in the context of applied formal solutions and conservation conditions. The importance of the so-called “place architecture” in creating a sustainable urban environment.
